Re: Sober Living Home for Women

Here at A Work In Progress we enforce a strict no alcohol, no drug
policy. It is mandatory for all residents to follow a 12 step program,
which includes attending 12 step meetings daily (if not working), have
a sponsor, and being of service in their own recovery. As a resident
here all services are geared for one purpose only: To obtain and
maintain sobriety from alcohol and all other altering substances.

It was wonderful to meet with everyone the other day and to find
out all you do to help children. Children, more than anything, need our
help in today’s society.

I am looking forward to your hooking me up to your Washington Office staff to see what I can do.

Meanwhile, I will be only too glad to donate my time to educate
your teens about real estate to help them move into a different phase
of their lives. As you know it is important to me that they pay no
monies to me now or in the future.

I did it! I found out about a property for sale, and with no money, negotiated a lease escrow.

The seller’s are willing to let me lease the property to other tenants while we do a 60 day escrow.

I am keeping their loan in place for lower initial payments for cash flow.

They do not need any initial cash, and are pleased not to have to
pay the capital gains taxes. (They have sold 2 other properties this
year.) When they asked questions I answered them in a calm manner and
their confidence grew. They also don’t have to pay the agent $32,000
commission. They also realize that the worst case scenario is they
would still have a house.
